I am not a budget inspector. I perform a thorough inspection and prepare a narrative report with photographs. Each comment in the report is specific to the home I inspect. I do not use boilerplate comments, written by someone who has never seen the home. I don't use terms like 'appears serviceable' or 'monitor this condition'.
Your second question may be, "Why should I choose you?" I've built/remodeled houses and torn them down. I am a licensed General B and C36 Plumbing Contractor. I know what I'm looking at and how to report it. I don't try to hide behind disclaimers in my report. I have built my reputation on being thorough and my clients and real estate agents who refer me know that. Clients are willing to invest a little more for my experience, education and on-going training. If you'd like a $299 inspection and checklist report, you'll find someone on craigslist. In this business, you get what you pay for.
Home Inspectors ARE NOT licensed in California. It is important for you to review the credentials of the home inspector you choose. Ensure they have Errors and Omissions Insurance. Also, read your inspection contract carefully. Many inspectors try to limit their liability to the cost of the inspection, a violation of the CA Business and Professions Code 7198.
